Intro

Our website was created to highlight and document our property investment & renovation journey. Initially, the company will invest in both apartments & houses. Focused in areas with potential capital growth, whilst keeping inline with our key fundamental metrics. To provide and build a vision of holding a strong long term buy-to-let  portfolio.

Key goals

  • Buy-to-Let strategy: Initially working with proven property sourcers, targeting off-plan/new build houses for families or young professionals. As well as city centre based apartments, with leaseholds of at least 900 years. All our BTL properties must require minimal renovation, targeting a 'hands-off' approach.  
  • Finance: Analyse the BTL portfolio, with a view of  refinancing/remortgaging & releasing equity every 3-5 years. Additionally, using any profits made on sales or refinancing of privately owned residential properties. To provide further funding.
  • Private residential strategy: Purchase properties requiring renovation or scope for adding significant value. All residential purchases, must also meet our key fundamental values. Analyse the property market once works are complete. To either sell or refinance/remortgage to release equity. Targeting an estimated time frame of between 1-3 years. Reinvesting profits or equity release into LodgePad Properties Ltd. Whilst remaining inline with the BTL strategy. 
  • REIT investment: Early investor within one of the UK's first residential only REITs. The REIT pays dividends from rental income & capital growth profits. Any dividends gained will be reinvested back into the business. The dividends are projected to be paid every quarter, annually.
  • Fundamental process: Create detailed fundamentals process documentation. Ensuring any property purchased has met all key criteria & financial based metrics. Regular reviews will ensure the process remains relevant to the current property market.
  • 18-year property cycle: Key property purchases, sales & re-finance decisions & options will be evaluated around the cycle.
  •  Create valuable interactive digital products & downloads: One of our key goals is to provide powerful & valuable digital interactive downloads. To our followers, fellow investors & individuals interested in property investment. A key component to give back. During our property investment journey.
  • Side hustle(s): Create additional income streams to provide further finance for executing our BTL strategy. Our initial side hustle can be found here:

  • REIT - Key research and knowledge obtained to understand the fundamentals & mechanics of investment.
  • Wealthbuilders program - Joined online community for educational around building wealth through property & other pillars. 
  • Completed all current PropertyHub university courses.

  • Attended night college to complete 'hands-on' courses on - Plumbing, Woodwork/Joinery & Plastering/Rendering.
  • 'Hands-on' with current & previous private residential properties owned. Including; Plastering, flooring, kitchen & bathroom installations, stud walling, stonework & plumbing.
